Project Description

Successful businesses know that a satisfied customer is a repeat customer. One of the best examples of this truth for Big-D is Freeport West. Freeport West has been developing, leasing, and managing commercial industrial properties and warehouse distribution centers in Utah since 1963. Big-D had performed construction work for the company in the past, but our work on Freeport West’s Landmark development has spanned eight years and almost as many building projects. The Landmark development, which is located minutes from downtown Salt Lake City and the Salt Lake International Airport and close to several major trucking routes, is an important set of properties for Freeport West.

The 130,000-square-foot project features 85 dock-height doors, six ground-level doors, onsite trailer storage, ESFR fire sprinklers and a 32-foot clear height. The building is comprised of a concrete tilt-up shell, steel interior columns, joist girders and trusses, metal deck roof and TPO roofing over rigid insulation. Dozens of skylights bring natural light deep into the warehouse, augmented by high-efficiency florescent lamps. The temperature-controlled warehouse uses eight heating and ventilation units (HVUs). The building entrances are distinguished with expansive radiused glazing, canopies, and exterior insulation finish system (EIFS) accents. The site encompasses 22.97 acres and includes 393 parking stalls for visitors and employees.

This project incorporated multiple sustainable-design features, including high-efficiency lighting and water-efficient landscaping, which provided additional value and energy savings to the end users—Freeport West’s future tenants. For greater sustainability during construction, we used asphalt from rotomilling for reuse, implemented a construction waste-minimization approach, and minimized energy use from travel by using locally purchased materials and employing local laborers.
